Which side of the table are you on?

Two kinds of people come to this room. They need each other.

You have the deals

Proven operator. Real deal flow. The only thing holding you back is capital?

You know your market, your numbers hold up and the pipeline keeps producing. What does not keep producing is the money, so every deal starts the raise from zero. You leave with the system that keeps qualified investors in front of you before you need them, and the capital partners in this room to start with.

You have the capital

Strong investor network. Tired of sorting a hundred opportunities to find one credible one?

Your investors trust you. What you are short of is operators worth putting them behind, and a process that separates the credible ones from the rest. You leave with a GP-level diligence and allocation process, and a curated room of operators raising right now.

Who this is for

A room of people actively raising and/or deploying between $1M–$100M in private capital.

You already understand your business. Capital still feels harder than it should, whether you are raising it or putting it to work. Four kinds of people sit in this room.

Who it is not for

  • Beginners or first-time investors still learning the fundamentals.
  • Anyone without a defined deal, fund or capital objective yet.
  • Fix-and-flip, wholesaling and other short-term deal models, and service providers attending to pitch.

Who is in the room

The people you have been trying to get in front of are sitting next to you.

Installing the system is why you come. The room is the other half of the value: 100 to 200 people you can do business with, partner with, raise from, or invest with, curated so the conversations are worth having.

Operators with live deals
  • Deals under contract, and pipelines behind them
  • Partner or co-GP on the next one
  • Bring capital to a deal, or compare notes on the raise you are both running
Fund managers
  • Raising and deploying, deal by deal or blind pool
  • Co-invest, and share investor relationships
  • See exactly how they structured the platform
Accredited investors and LPs
  • Actively deploying capital right now
  • Raise from them, and hear exactly what they look for
  • Deploy alongside them
Business owners with networks
  • Profitable businesses, with accredited investors who already trust them
  • Partner on a fund
  • Bring deal flow to their capital, or structure something together
The professionals who structure it
  • Securities attorneys, tax, fund administration, investor marketing
  • The people M1 and its clients actually use
  • Structure, tax and compliance questions answered face to face, in one weekend
Marcin and the M1 team
  • Three days of direct access to the people who built the system
  • Bring your numbers, your deal, or your fund
  • Leave with the answer, not a maybe
Where the deals get done

Networking is built into the schedule, not left to chance.

Deals get partnered, capital gets committed and structures get built in the hallway as much as in the session. Four places it happens.

What this workshop fixes

More effort does not fix a broken capital model.

Most raises do not break at the top. They break in the transitions. Three of the four constraints sit inside the pipeline. The fourth sits underneath it. We work through each one against your actual numbers.

MeetingsQualified conversations
CommitmentsSoft circle, then hard
Capital closedWired and documented

01
Capital access

Inconsistent lead flow

You restart the pipeline every time you have a deal. You build a repeatable way to get in front of qualified investors before you need them.

02
Operations

Attention never becomes a meeting

Follow-up lives in your head and dies in your inbox. You install the workflows and accountability that turn effort into meetings, every week.

03
Leadership

You are in every conversation

Nothing closes unless you are on the call. You build the roles, ownership and operating rhythm so the raise moves without you carrying it.

04
Business model

Capital comes in, you do not get paid

Its own problem, not a step in the sequence. Growth creates pressure and backend upside, not cash flow. You restructure so the business pays you as it scales.

What you build

You leave with a working model, not more ideas to try.

Every session is a build session. You work on your own business in real time, with Marcin and the M1 team in the room.

Core build

Your $100 million capital roadmap

One page. Positioning, pipeline, conversion and scale, filled in for your business, with the sequence to execute it.

Execution upgrade

An AI-first capital raising business

Most operators use AI like a search bar. You install it where it belongs and get more output per person.

Team

A team that raises without you

Ownership assigned, the right people upskilled into key roles, and accountability that actually drives execution.

2008Started raising, as everything fell apart

Marcin started in this business in 2008, raising capital for one of the preeminent multifamily developers and acquirers in North America, and launched his first eight-figure fund in 2010 on the tail of the crash. Since then he has personally raised multiple nine figures of private capital, and his team has done over $3 billion in transactions through booms, busts and everything between.

He runs the workshop himself, with the M1 team beside him. No guest-speaker parade, no pitch from the stage. You bring your business; the room works on it.

Questions

Straight answers before you commit.

Is this for beginners?
No. The room is built for operators, fund managers, investors deploying capital, and capital raisers who already have deal flow or a track record and want a repeatable system. If you are just getting started, begin with the book and the YouTube channel. Same thinking, right pace and price.
I have already raised eight figures. Will this be too basic?
No. The room is built for people who have already raised and hit a ceiling. The work is on the system: where your pipeline breaks, what the business model does with the capital once it lands, and how the raise runs without you in every conversation. If the basics are your constraint, this is the wrong room. If you are the constraint, this is the right one.
I deploy capital rather than raise it. Is this for me?
Yes. Experienced LPs and fund managers deploying capital sit in the same room as the operators raising it. You leave with a GP-level diligence and allocation process, a sharper read on the businesses you back, and the operators in the room to deploy alongside.
I raise for a fund, not individual deals. Does this apply?
Yes. The system is the same; the pipeline math and the investor conversation change, and Day 2 and Day 3 cover both. Blind-pool raises get their own treatment in the room.
I have a business and an investor network, but no fund yet. Is this for me?
Yes, if you are serious about structuring it properly. You leave knowing whether a fund, a co-GP structure or a syndication platform fits what you have, and what it takes to run it. Structuring itself is legal work: bring your securities attorney in right after.
I have done other programs. What is different here?
You build, you do not listen. The room is small and curated, the host runs every session, and you leave with a document for your business, not a workbook of someone else's. This event is drastically different because there are no newbies in the room. If you do not understand your business, your business model, or real estate fundamentals, this is not the event for you.
What do I walk away with?
Your $100 million capital roadmap, a repeatable investor acquisition system, AI-powered outreach frameworks, a 90-day implementation plan, and a clear read on the one constraint that is actually holding your raise back.
Are there any pitches?
No. All the speakers are there to provide education and tremendous value. If you want to connect with any of them afterwards and engage them for their services, you are more than welcome to do that one-on-one.
Do you raise the money for me?
No, and be careful of anyone who says they will. In the United States, only registered broker-dealers can raise money for others for compensation. M1 is not a broker-dealer and does not act as one. We install the system, the positioning and the process; you build the investor relationships and make the decisions.

What we are is a proven owner-operator in this business, for more than 20 years, with the track record to show for it. That is exactly why pulling back the curtain on how we have done it is the most valuable exposure and network you can tap into if you want to replicate what we have built.
Who actually runs the sessions?
Marcin Drozdz, with the M1 Real Capital team in the room. This is not a speaker parade. You get three days of direct access to the people who built and run the system.
I cannot be away from my business for three days.
That is the constraint this room fixes. If the business cannot run for three days without you, the raise cannot either. You spend the two and a half days building the system that changes that, on your own numbers, and Sunday ends at 1:00 pm so you fly home the same day with the roadmap in hand.
What is the refund policy?
Sit through the whole first day. If by the end of Friday you decide this is not your room, tell us before Saturday's sessions start and we refund your ticket in full. After that point tickets are non-refundable and non-transferable.
Can I bring a partner or a team member?
Yes, and we encourage it. Teams get more done in the room, and the people who execute your plan should be there when it is built. Each person needs their own seat.
Where do I stay, and what are the hours?
The workshop is at The Westin Kierland Resort & Spa in Scottsdale, about 25 minutes from Phoenix Sky Harbor (PHX). A discounted room block link is sent with your registration confirmation. Doors open Friday at 8:00 am. Sessions run 9:00 am to 5:00 pm on Friday, 9:00 am to 5:30 pm on Saturday with the VIP off-site event from 6:00 to 9:00 pm, and 9:00 am to 1:00 pm on Sunday. VIP seats include lunch each day with the M1 team, including Marcin. Dress is business casual: it is a working room, not a gala.
